7 signs of a fake rental listing

The Nest team · October 20, 2026 · 4 min read

Most rental scams follow the same script: a great unit at a too-good price, an owner who is “abroad”, and a request for a reservation fee before you can view it. Watch for these signs.

  • •The rent is far below similar units in the same building or barangay.
  • •The “landlord” cannot meet you or show the unit, and asks you to pay first.
  • •You are asked to send a reservation fee by bank transfer or e-wallet to a personal account.
  • •The photos look like a hotel or show up on other listings under a different name.
  • •There is no video, or the video does not match the photos.
  • •They push you to decide today because “many people are interested”.
  • •They want to move the conversation off the platform straight away.

How Nest protects you

Listings are reviewed before they go live, and most include room-by-room video tours. Only pay after your application is approved and the lease is signed by both of you in the app. You pay the landlord’s own GCash QR shown on Nest, and once they confirm it, you get an e-receipt for your records.
