01Agreement
By creating an account or using Nest you agree to these terms and to our privacy policy. You must be at least 18 years old and able to enter into a binding contract.
02What Nest does
Nest is a platform that helps renters and landlords find each other, apply, sign leases and complete move-in payments. Nest is not a party to the lease between a renter and a landlord, is not a real estate broker, and does not own or manage the listed properties.
03Your account
- Give accurate information and keep it up to date.
- Keep your login details safe. You are responsible for activity on your account.
- One person per account. Do not impersonate anyone.
04Rules for landlords
- Only list properties you own or are authorised to rent out.
- Listings, photos and video tours must be accurate and current. Nest may review, edit for formatting, or remove any listing.
- Follow applicable laws, including the Rent Control Act where it applies, and do not discriminate against applicants.
- Use applicants’ personal data only to assess their application for your property.
05Rules for renters
- Applications and documents you submit must be truthful and your own.
- Read the lease carefully before signing. Your signature with a one-time code is legally binding.
06Move-in payments
Renters pay the move-in amount (advance and deposit) and monthly rent directly to the landlord, usually by scanning the landlord’s own GCash QR code. Nest does not receive, hold or transfer any of this money, and is not a party to the payment.
After paying, the renter records the GCash reference number in Nest. When the landlord confirms the money arrived, Nest issues an e-receipt to both. An e-receipt records what the landlord confirmed; it is not a guarantee by Nest. Refunds and disputes are between the renter and the landlord, under the lease and the law.
Landlords must only upload a GCash QR code for an account they own or control, and must confirm a payment only when it has really arrived.
07Fees
Nest is free for renters. Listing is free for landlords. Nest does not charge renters or landlords any fee, and does not take a cut of any payment. Nest does not require any insurance product.
08Prohibited conduct
- Fake, misleading or duplicate listings, or listings for properties that are not available.
- Scams, asking for payments off-platform, harassment or discriminatory messages.
- Scraping, reverse engineering, or interfering with the security of Nest.
We may suspend or close accounts that break these rules.
09Liability
Nest is provided “as is”. We work hard to review listings, but we cannot guarantee the condition of any property or the conduct of any user. To the extent the law allows, Nest is not liable for indirect or consequential losses, and our total liability to you is limited to the fees Nest received in connection with the transaction in question.
10Governing law
These terms are governed by the laws of the Republic of the Philippines. Disputes will be brought before the proper courts of Metro Manila, unless the law gives you the right to another venue.
11Changes and contact
We may update these terms and will notify you of material changes. Questions? Contact us.
